Introduction

 We aim to cater for the needs of all who visit. Our Guest House is set on a Quiet Road which has traffic calming measures and a speed limit of 20mph. It is a 100 year old three storey building

Pre-Arrival

• We have 8 guest bedrooms, 3 of which are on the 1st floor. The other 5 bedrooms are all on the 2nd floor level. All decor and fittings are in keeping with a building of this age. I.e. doorways are 2 feet 6 inches 76cms inches wide.

• We are on a main road leading from the City centre. • We are served by an hourly bus service with a stop being close by.

• There is a shop some 500 metres away. • The nearest Train Station is about 3/4 mile away by road.

• We have a web site. • We are 1/2 mile from the city centre - a walk of approx. 15 mins.

Arrival & Car Parking Facilities 

• Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.

• The front door is normally closed; there is a bell on the left hand side of the door. • We can assist guests with luggage.

• Guide dogs are welcome feeding/ water bowls provided. • our car park is to the rear of the building, parking restrictions are in force

• To ensure your accommodation is ready we ask that guests do not normally arrive before 2.30pm. Earlier arrival may, however, be possible by arrangement.

 Main Entrance & Reception

 • There is a step onto the front path, with another 3 steps up to the front porch, with one more step into the hallway with breakfast room only on the ground floor.

• On arrival, guests are required to complete our registration form and are then shown to their rooms and our facilities are explained.

Public Areas - General (Internal)

The ground floor corridor leads to the reception area.

• The covering on the stairs and upstairs corridors is short-pile fitted carpet. There is a straight 13 stairs leading to the 1st floor to a small landing followed by a further 3 stairs straight on to room one. Turning left after the13 stairs there are 4 stairs leading to rooms 2 and 3. There is then a further staircase consisting of 12 stairs onto a small landing with 2 stairs off leading to rooms 4 and 5. From that landing there is a further 5 stairs leading to rooms 6, 7 and 8.

The Breakfast Room is situated on the ground floor, next to the front hallway, at the bottom of the stairs. it has 3x four seat table with free standing chairs. Which can be easily rearranged to suit

Shop • 500 meters away

Bedrooms

• Most rooms have Freeview boxes. All other rooms have T,V with a good signal on all five channels. All rooms will have Freeview boxes installed during the 2008 season. All rooms have tea/coffee making facilities with ample top up if required.

• Rooms 1, 2 and 7 are double en-suite rooms • Rooms 3 and 4 are Twin en-suite rooms • Room 8 is a single en-suite room

• Rooms 5 and 6 are single non en-suite rooms. • All room are fitted with synthetic duvets and pillows

• There is central heating throughout the house. The temperature of each guest bedroom is controlled by thermostatic controls on the radiators

• Each room has storage space which usually consists of hanging space, chest of drawers and bedside cabinet.

• We feel that room 1 is the most suitable to persons with limited mobility. But due to the age and design of the house no rooms are accessible to wheel chair users,

Bathroom, Shower-room & WC [Ensuite or Shared]

• Rooms 5 and 6 share a toilet which is situated on the 2nd floor. The shower room for these rooms is situated on the 1st floor. Both

 rooms have a wash hand basin. • All other room have thier own en-suite shower rooms. Which consist of pod units other than rooms 1 & 8 which have traditional shower rooms.

Grounds and Gardens    • To the front and side of the house we have an enclosed Wall garden with a paved area and shrubbery. Potted plants and a sundial also enhance the appearance.

 Additional Information  • We are fully covered in all areas by a fire alarm, which is activated by smoke detectors in all rooms. Fire extinguishers are on all floors. We are totally non-smoking. •There is a fire extinguisher in the entrance hall, the ground floor rear corridor, and on the upstairs landing. • We are able to use the front door should evacuation be necessary. The fire alarm rings continuously if evacuation is needed. If you need assistance in this kind of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely.
